The real estate market in Les Gets for 10 years, as seen by ACM Immobilier
Over the last ten years, the resort of Les Gets has adopted a multi-seasonal development strategy, capitalising on a ski area already recognised for the quality of its infrastructure. The resort has focused on enriching the offer. These include four-season sledging, events centered around mountain biking, and an expanded leisure centre to include new activities. This evolution testifies to the resort's ability to maintain its dynamism and diversify its offer, thus offering sports and cultural activities that complement its traditional ski programme.
But what about the real estate market? How has it evolved? To find out, we interviewed Thomas Mudry, director of the ACM Immobilier agency.
How would you describe the evolution of the real estate market in Les Gets over the last 5 years?
Thomas Mudry observes that the real estate market in Les Gets has been "steadily rising for 10 years", although a period of slowdown was noted during covid. Once this period was over, "the real estate market in Les Gets started to rise again, with a significant number of transactions," he adds.
Over time, prices have risen steadily, although for the past year and a half, they have tended to stabilize. Thomas Mudry notes that "the market is less dynamic", a situation he attributes to several factors: a large number of offers at high prices, rising interest rates, and unfavourable exchange rate fluctuations for certain types of customers.
However, he remains optimistic: "a property for sale with good services in the centre of the resort will easily find a buyer. This also applies to an apartment in need of work, as long as it is not overestimated."
How has the clientele in Les Gets evolved?
Within the village resort of Les Gets, there are three sources of prospective buyers : French investors, cross-border prospects (proximity to Switzerland) and foreign buyers.
Thomas Mudry observes that the French clientele is "regular" and notes that it "is more marked" over the last three years.
This perception is influenced by the changes observed in foreign customers, particularly British customers. Traditionally attracted to the Alps for skiing, the Anglo-Saxons are less present on the local market following Brexit and given the international economic situation.
"Since Brexit, we have noticed a change in the habits of this clientele's investments. Their financial situation is no longer the same, they are no longer in a position of strength", which accentuates "the impression that the French clientele is more marked".
As for the cross-border clientele, Thomas Mudry confirms that "they are still present", testifying to their constant interest in the resort.

Have you noticed any changes in the weekly rental market? How has it evolved?
According to Thomas Mudry, the weekly rental market in Les Gets has evolved with a "clientele that has moved upmarket in relation to the services sought".
He points out that tenants are looking for comfort, diversity in the sports and cultural activities offered by the resort, sensations and memories. He also notes the presence of a "loyal clientele", testifying to the recurring satisfaction and attachment of visitors to the resort.
