Over the past ten years, the Les Gets resort has adopted a multi-season development strategy, capitalizing on a ski area already recognized for the quality of its infrastructure. The resort has focused on enriching its offerings. Among these are the four-season toboggan, mountain biking-centered events, and an expanded leisure base to include new activities. This evolution demonstrates the resort's ability to maintain its dynamism and diversify its offerings, thus providing sports and cultural activities that complement its traditional skiing program.
But what about the real estate market? How has it evolved? To find out, we spoke with Thomas Mudry, director of ACM Immobilier agency.
How would you describe the evolution of the Les Gets real estate market over the past 5 years?
Thomas Mudry observes that the Les Gets real estate market has been on a "constant rise for 10 years," although a slowdown was noted during COVID. Once that period was over, "the real estate market in Les Gets rebounded, with a significant number of transactions," he adds.
Over time, prices have seen a steady increase, although over the past year and a half, they tend to stabilize. Thomas Mudry notes that "the market is less dynamic," a situation he attributes to several factors: a large number of offers at high prices, rising interest rates, and unfavorable exchange rate fluctuations for certain clienteles.
However, he remains optimistic: "a property for sale with beautiful features in the center of the resort will easily find a buyer". This also applies to an apartment requiring renovations, as long as it is not overestimated."
How has the clientele at Les Gets evolved?
At the village resort of Les Gets, three sources of prospective buyers are distinguished: French investors, cross-border prospects (proximity to Switzerland), and foreign purchasers.
Thomas Mudry observes that the French clientele is "regular" and notes that "it has been more pronounced over the past three years."
This perception is influenced by changes on the part of the foreign clientele, particularly British. Traditionally attracted by the Alps for skiing, the Anglo-Saxons are less present in the local market following Brexit and given the international economic situation.
"Since Brexit, a change in investment habits of this clientele has been noticed. Their financial situation is no longer the same, and they are no longer in a position of strength," which accentuates "the impression that the French clientele is more pronounced."
As for the border clientele, Thomas Mudry confirms that "they are still present," attesting to their ongoing interest in the resort.
Can you tell us more about the real estate properties in Les Gets?
"For 10 years, the real estate properties in Les Gets have improved significantly. The resort has gained in prestige and range, an evolution that is also reflected in its real estate offerings. Whether for new developments or certain resales, the properties are of high quality," emphasizes Thomas Mudry.
This trend is also evident in the rental sector, landlords recognize that investing in real estate in Les Gets is a strategic investment. They understand the importance of maintaining the quality of their accommodation, even of increasing its value through improvement works. "The clientele has upgraded and seeks increasingly high-quality services for an optimal stay," remarks Thomas Mudry.
Have you noticed changes in the weekly rental market? How has it evolved?
According to Thomas Mudry, the weekly rental market in Les Gets has evolved with a "clientele that has upgraded in terms of the services sought."
He highlights that renters are in search of comfort, a variety of activities in sports and culture offered by the resort, sensations, and memories. He also notes the presence of a "loyal clientele", attesting to the recurring satisfaction and attachment of visitors to the resort.
In a constantly evolving market like Les Gets, real estate opportunities should be seized quickly. Whether for purchasing a second home, an investment rental, or simply to enjoy the unique atmosphere of this prestigious resort, it's important to stay informed.
